What is an MLS?

The MLS (Multiple Listing Service) is a shared database used by licensed real estate professionals to list properties for sale or rent. It syndicates property information to thousands of agents, brokerages, and major real estate platforms like Zillow and Realtor.com. Homes listed on the MLS are visible to buyers working with agents and those searching independently online.

Why should I list on the MLS through ZeroFeeMLS.com?

Most homes sold in the U.S. are listed on the MLS. It’s the most powerful tool for home exposure. What is Solar-Ready Certification™?

Solar-Ready Certification™ is our proprietary verification that your home meets solar feasibility criteria and qualifies for buyers using Energy Efficient Mortgages or federal solar tax incentives. This certification increases listing credibility and helps buyers unlock 30% solar tax credits with their purchase.

What is the benefit to me if a buyer installs solar?

You are not responsible for installing solar, and there is no obligation. However, buyers who want solar often search for homes like yours, especially when they can roll solar into their mortgage. That makes your home more attractive and may lead to faster or stronger offers.

Will my listing appear anywhere other than the MLS?

Yes! In addition to the MLS, your home will be syndicated to Zillow, Trulia, Realtor.com, Redfin, Homes.com, RealEstate.com, and many regional real estate websites. We cannot guarantee visibility on every site at all times due to third-party limitations, but we syndicate to all major channels supported by the MLS.

Are you a licensed real estate brokerage?

Yes. ZeroFeeMLS.com listings are managed by a licensed real estate broker affiliated with QuiqNest. All MLS rules are followed and all listings are legally compliant.

Do I need to offer a buyer's agent commission?

No, but we strongly recommend it. MLS listings show buyer agents what you’re offering. Most sellers choose to offer 2% to 3% to attract more buyer traffic from agents.

What if I find my own buyer?

Great! If you find a buyer without a real estate agent involved, you don’t pay any buyer commission. You keep more of the sale.

Can I cancel my listing at any time?

Yes. You may cancel your MLS listing at any time with written notice. Please allow up to 5 business days to process removal.

Can I still sell my home "By Owner" while listed?

Absolutely. You are free to find your own buyer at any time and will not owe a commission unless a buyer's agent is involved.

Is this the same MLS other agents use?

Yes. Your listing will appear in the same MLS used by local real estate professionals and their clients. There is no difference in visibility.

Will you hold my escrow deposit or earnest money?

No. We will refer you to a trusted title company or real estate attorney who can hold escrow and manage closing funds securely.

What if I need to change something after I list?

Just contact us. Price changes, description edits, photo swaps, or status updates are all handled quickly. Most updates are processed within 48 hours.

How do I upload photos of my home?

You will receive a photo submission form after your property is approved, as part of the Solar-Ready Certification™ process. Photos should be in .jpg format and at least 800x600 resolution.

How long will my listing stay on the MLS?

Your listing is active for up to 12 months, with the option to remove or renew at any time. This extended visibility helps capture both early and later-stage buyers.

What if I decide I want a full-service agent?

We’re happy to help. If you later decide to hire a full-service listing agent, we can connect you with one through our broker network — or you can choose your own.

Do you charge buyers or their agents a fee?

No. ZeroFeeMLS.com does not charge buyers or buyer agents any fees.

What makes ZeroFeeMLS.com different from other flat-fee listing
